This process ensures we have formalized Household Pet, No Pet or Animal, and Assistance Animal policy acknowledgments and more accurate records to create greater mutual accountability. The cost for the Household Pet is $25, ($30 if paying with a credit/debit card per year per household pet.) The No Pet/Animal and Assistance Animal profiles are free. If you are unable to complete a profile online and need help please contact your housing provider.

Frequently Asked Questions

What is Commonwealth Court? Commonwealth Court is a newly constructed affordable apartment community offering one-, two-, and three-bedroom apartments through the Low-Income Housing Tax Credit (LIHTC) program. Our community provides modern apartment homes with income-qualified rental rates.

What does "income-restricted" mean? Commonwealth Court participates in the LIHTC program, which means households must meet income guidelines before moving in. Both your household income and household size are used to determine eligibility. Our leasing team will help determine which apartment you may qualify for.

How do I know if I qualify? Qualification depends on:

  • Household income
  • Household size
  • Program eligibility requirements
  • Criminal and rental history screening
  • Other standard application requirements

Income limits are established by federal housing guidelines and are updated periodically.

What documents will I need when applying? Applicants should be prepared to provide documentation such as:

  1. Government-issued photo ID (collected at Move in)
  2. Social Security cards (or acceptable documentation)
  3. Proof of income
  4. Recent pay stubs (2 most recent)
  5. Employment verification
  6. Asset information (if applicable)
  7. Other documentation required during the application process

Our leasing office will provide a complete checklist after you apply.

Is there a waiting list? Availability varies throughout the year. If no apartments are available that match your household's qualification, you may have the option to join the waiting list. Contact the leasing office for current availability.

Are housing vouchers accepted? Commonwealth Court welcomes applicants with housing assistance programs when permitted by program guidelines and applicable laws. Please contact the leasing office to discuss your specific voucher or rental assistance program.

Can students live here? Student eligibility is determined by LIHTC regulations. Some full-time student households may not qualify unless they meet one of the program's exceptions. Our leasing team can help determine eligibility.

How do I apply? Applications can be completed online or through our leasing office. Our team will review your application, verify income and eligibility, and keep you updated throughout the finalization process.

How long does the approval process take? Processing time depends on how quickly third-party verifications are received. Providing all requested documentation promptly helps speed up the process.
