Villages at the Rose Hill is a 180-unit affordable housing development in Broken Arrow, Oklahoma, one of the fastest-growing cities in the state. Co-developed by SOCAYR, Inc. and the Gatesway Foundation, this inclusive community will offer high-quality, income-restricted apartments designed to meet the needs of essential workers, middle-income families, and individuals with intellectual and developmental disabilities.

The community will feature a mix of one-, two-, and three-bedroom apartments across 3-story walk-up buildings on a beautifully landscaped 10-acre site. Each unit will include modern finishes such as in-unit washers and dryers, dishwashers, over-the-range microwaves, and Juliet balconies. Planned on-site amenities include a clubhouse, swimming pool, playground, dog park, pickleball court, and walking paths, creating a vibrant and connected living environment.

This development is a 50/50 joint venture between SOCAYR and Gatesway, with both organizations sharing ownership, development fees, and long-term operational responsibilities. The project was awarded funding in 2025 through a mix of 4% Federal Low-Income Housing Tax Credits (LIHTC), Oklahoma State Affordable Housing Tax Credits, tax-exempt bonds, and private debt. Zoning was successfully converted from agricultural use to allow for multifamily housing, positioning the project for a competitive close.

Now in the closing phase, Villages at the Rose Hill stands as a cornerstone of inclusive development and long-term community support, responding to the documented housing shortage in the Tulsa metro area and building a future of integrated, equitable living in Broken Arrow.
