Nottingham Flats is a 162-unit affordable housing community currently in Florence, KY , designed to serve families and seniors with modern, amenity-rich apartment living. Located just five minutes from downtown Florence and 19 minutes from Cincinnati, the community sits on high ground near quiet residential neighborhoods and major employment hubs, offering convenient access to I-71, shopping, recreation, healthcare, and schools.

The development features three-story buildings: one elevator-served building with 33 apartments designated for seniors, and two walk-up buildings for general occupancy. The unit mix includes 32 one-bedroom, 82 two-bedroom, and 48 three-bedroom apartments. Each unit will include in-unit washer and dryers and dishwashers.

Nottingham Flats will offer a wide range of community amenities including a pool, fitness center, community room, playground, dog park, half basketball court, pickleball courts, package lockers, outdoor seating, and bike racks, designed to support healthy, active lifestyles.

The project is being developed by SOCAYR, Inc., a Louisville-based nonprofit with deep experience in affordable housing. Construction is led by Weber Group, architecture by Work architecture + Design, and civil engineering by Qk4, Inc. Beacon will oversee leasing and operations. Funding includes LIHTC equity (via Boston Financial), loans from Stock Yards Bank & Trust, a Developer Note, deferred developer fee, and cash flow from operations. Of the 162 units, 26-1BR units will be funded through the HUD 202 Capital Advance program and will be specifically set-aside for seniors 62 and older.

Once Completed, Nottingham Flats will offer high-quality, long-term affordable housing for Florence residents across multiple households types and income levels.
