Jackson House
Jackson House Apartments is a 238-unit high-rise senior community located in the heart of Paducah, KY. Originally constructed over 50 years ago, it is the largest building in the city and has long served residents aged 62 and older with deeply affordable housing. The community is supported by a long-term Section 8 HAP contract on 188 units.
In partnership with Beacon, SOCAYR, Inc. led a substantial renovation of Jackson House as part of a broader recapitalization strategy that included the nearby WB Sanders Retirement Center. The project was funded through 4% Low-Income Housing Tax Credits (LIHTC) and Tax-Exempt Bonds, ensuring the long-term affordability and viability of the housing stock.
Renovation efforts included full replacement of plumbing systems, replacement of all in-unit HVAC systems, and comprehensive updates to apartment interiors, such as new cabinetry, step-in showers, dishwashers, and over-the-range microwaves. Common areas including the lobby and corridors were upgraded, accessibility features were modernized, and energy-efficient windows were installed throughout. The building's fire alarm system was also replaced and brought up to current life safety standards.
With SOCAYR's proven experience managing similar historic properties across Kentucky, Jackson House stands as a successful example of preservation-driven investment, ensuring that Paducah's seniors have access to quality, secure housing for years to come.
