Hillebrand House

Hillebrand House is a 210-unit senior housing community located in the heart of Old Louisville. Originally constructed in 1971, the 15-story high-rise has served elderly residents for over 50 years. In recent years, the property underwent a substantial rehabilitation led by SOCAYR, Inc. in partnership with Union Housing Partnership Inc., and Beacon.

The building includes 164 includes units under a HUD HAP contract, 29 one-bedrooms and 135 studios, providing deep affordability to seniors. The extensive renovation, completed following the retirement of the property's original debt in 2011, was financed through Low-Income Housing Tax Credits (LIHTC) and Historic Tax Credits, among other sources.

Improvements included a full upgrade of all mechanical and plumbing systems, replacement of HVAC and boiler equipment, installation of a new four-pipe fan coil system, and a comprehensive update to all unit interiors. Apartments received new kitchen cabinets, countertops, appliances, flooring, fixtures, and energy-efficient windows. A new ADA-compliant elevator was also added, along with designated areas of refuge for enhanced life safety.

Corridors and community spaces were refreshed with new lighting, finishes, and accessibility features, while building-wide upgrades included a modern fire alarm and nurse call system, upgraded electrical infrastructure, and improved exterior elements such as brickwork and window systems

Hillebrand House remains a cornerstone of affordable senior housing in Louisville, now modernized for long-term sustainability while preserving the integrity of this vital historic property.
