Emery Flats 

Emery Flats is an innovative 180-unit affordable housing community currently in development at 1200 Morgantown Road in Bowling Green, KY. Designed with families in mind, the community will offer a mix of 45 one-bedroom, 90 two-bedroom, and 45 three-bedroom apartments on a scenic 17-acre site formerly used for agriculture. Conveniently located near the intersection of Morgantown Road and Veterans Parkway, residents will have easy access to jobs, retail, recreation, and transportation.

The development will feature modern, energy-efficient homes certified under the ENERGY STAR program, helping lower utility costs for residents and generating 45L tax credits to reduce funding needs. Amenities include in-unit washer and dryers, dishwashers, over-the-range microwaves, keyless entry, and a pets-allowed policy. Community amenities will include a garden, walking trail, picnic and BBQ area, a recreational court for games like pickleball, a pool, and a large community room. The project also incorporates green infrastructure such as a rooftop solar photovoltaic array and EV charging stations.

Formerly owned by a U.S. Marine Black Hawk pilot who inherited the land from his grandfather, Emery Flats reflects a blend of modern housing, thoughtful design, and long-term community investment. Once complete, it will provide much-needed affordable housing in a rapidly growing area of Bowling Green.
